The project entailed splitting off a farmhouse with two acres and reselling that, leaving 10 acres for phase one. The brokers discovered an additional 30 acres behind the 10, resulting in phase two.





The first phase of a luxury housing development in Falmouth is wrapping up, with three customized homes occupied and a fourth home built on speculation finishing up.

Justin Fletcher Homes in Falmouth broke ground on Winnwood Farm, at 8 Winnwood Farm Way, in 2024 and closed the sale on the first home in early 2025, said Mark Small of Landmark Realty.

Small and Eddie Dickhaut, also of Landmark Realty, are the project’s listing agents.

Fletcher is the landowner, developer and general contractor.

$2M houses

The first phase on 10 acres comprises four house sites. The plan is to list the spec house in early June. The homes range from 3,000 to 4,000 square feet. The first three were custom builds.

The first three homes sold for between $1.87 million and $2 million. The spec house will be listed for just under $2.3 million, said Small.

The offers are a package that includes the lot and a portfolio of designs from outside sources that can be selected from and customized to client specification.

The town recently approved the second phase of the project, with 11 sites, and woods clearing is expected to start early June, followed by road and sidewalk construction. It’s expected the first foundation could be installed in the coming month or two, followed by a construction period of 10 to 12 months.

Two lots

The land was purchased at two different times. The first lot of 12 acres included an old farmhouse.

“I have a long-term relationship with Justin and worked with him many years on his real estate projects,” Small said. “I saw the listing and brought that to him” as an opportunity.

The project entailed splitting off the farmhouse with two acres and reselling that, leaving 10 acres for phase one. The acreage includes open conservation land with a trail system that’s planned to go throughout the neighborhood, Small said.

Small and Dickhaut discovered there was an additional 30 acres behind the 10. So Fletcher bought that as well and took it through the planning process.

Both sites already included public water and natural gas.

Buyer demographics

The buyers of the first home were a physician and nurse who had been in Maine renting for a year or two and now have a young family. The next two homes were scooped up by single people: one moved to Falmouth from away after falling in love with Maine and the other is a local who wanted a new home.

“We’re seeing a mix,” Small said.

Talks are underway with potential buyers, many of them rising professionals, for phase-two homes.

“Medical is a big part of the luxury market here,” Small noted.

Marketing is done through broker networking, site events, mailings, social media paid ads and offerings on the Multiple Listing Service.

“It’s a quiet, nice neighborhood,” he said. “I think people are recognizing that, when it’s one builder, you get a unified look throughout. Every home is custom but they still complement each other.”
